We find houses that we can “Fix and Flip”, we use our funds and investor funds to buy, rehab, remodel and ready for market.  We network with real estate agents, title companies, auction houses, and “birdogs” to locate good deals on properties.

We buy in California, Texas, and Nevada.

We buy Foreclosed Homes, Short Sales and Probate properties. We use Licensed Contractor teams to remodel and rehabilitate single family properties, duplexes, and triplexes.

Strategic Planning

Research, data review, and boots on the ground go into opening new city markets.  From economic climate to job opportunities, we do our homework.

Client Relationships

We take pride in building a relationship with each private lending partner.  We are on the same team, we prosper and grow together.  Mi casa et su casa…so to speak.

Investments

Earn 10% annual return on your funds, secured by a recorded First Trust Deed.  Minimum $35,000 investment, interest paid monthly.  For Accredited Investors Only.

Transparency

Each investor receives a Note, copy of recorded 1st Trust Deed and Subscription Agreement.   Upon resale, escrow issues a Reconveyance that must be signed and notarized by you.

Management

We handle everything.  Research, find property, negotiate price, fund and manage closing, facilitate repairs, find a qualified buyer, and mange closing escrow.
